Supporting the delivery of an iconic London skyscraper

NG Bailey played a key role in the delivery of 20 Fenchurch Street, widely known as the ‘Walkie Talkie’ building, one of London’s most distinctive commercial skyscrapers.

Located in the heart of the City of London, the 37-storey development combines premium office space with public amenities, including the Sky Garden, requiring a highly coordinated approach to engineering services across a complex, high-rise environment. 

The project demanded precision, flexibility and close collaboration to meet the architectural ambition of the building while delivering robust, high-performance infrastructure to support its long-term operation. 

Delivering complex MEP services within a constrained high-rise environment 

NG Bailey was responsible for delivering mechanical and electrical services across key areas of the building, supporting both commercial office space and public-access facilities. 

The high-rise nature of the development introduced significant logistical and coordination challenges, including vertical distribution of services, limited access, and the need to sequence works alongside multiple trades within a constrained footprint. 

Careful planning and coordination ensured that systems were installed efficiently and safely, while maintaining programme certainty and aligning with the overall construction schedule. 

Applying engineered solutions to enhance buildability and performance 

A strong focus was placed on buildability and coordination, with engineered solutions developed to support efficient installation and integration of services across multiple levels. 

NG Bailey worked closely with the wider project team to ensure that systems were fully coordinated, reducing clashes, improving installation efficiency and supporting high-quality outcomes across the development. 

The delivery approach prioritised safety, quality and reliability, ensuring that all systems met the operational demands of a high-performance commercial building while supporting the architectural vision of this landmark project.
