Delivering a multi-sport community facility through integrated design, collaboration and coordinated delivery 

Middlesbrough Sports Village is a landmark development providing high-quality sports and leisure facilities for both the local community and elite athletes. Designed as a flexible, multi-use environment, the scheme brings together a wide range of indoor and outdoor facilities within a single, cohesive campus. 

Working in partnership with Middlesbrough Council and Willmott Dixon, NG Bailey was appointed as both M&E consultant and contractor, taking responsibility for the design, supply, installation and commissioning of all mechanical and electrical services across the development. 

The scope spanned a diverse mix of facilities, including a fitness suite and gym, multi-function studios, sports hall and offices, changing facilities, as well as extensive external infrastructure such as a floodlit athletics track, grandstand, five-a-side and full-size pitches, and a velodrome. 

By maintaining a single point of responsibility from concept through to construction, NG Bailey ensured that client requirements were embedded throughout — delivering a coordinated, high-quality solution across a complex and varied site. 

Coordinated delivery across a complex and evolving scheme 

Delivering a project of this scale required close collaboration and a highly coordinated approach. NG Bailey developed a full 3D BIM model of the MEP services, enabling effective integration across multiple buildings and external areas, reducing clashes and ensuring a high standard of installation. 

A strong “one team” ethos between NG Bailey and Willmott Dixon underpinned delivery, with integrated planning and programme alignment ensuring efficient progress across all phases of the works. 

One of the key challenges arose during construction, when part of the facility was reconfigured from a tennis hall into a multi-sport and children’s play space. This required the redesign and integration of M&E services within an already progressing structure, demonstrating the flexibility and technical capability of the team to adapt without compromising programme or quality. 

Despite these challenges, the project was delivered on time, providing a high-performance facility ready to support a wide range of sporting and community activities. 

Creating lasting value through community-focused delivery 

Beyond the physical infrastructure, the project delivered meaningful social value. NG Bailey prioritised the use of local labour and supply chain partners within a 35-mile radius, supporting regional economic growth. 

The team also engaged with the local community, welcoming schools onto site during construction to provide insight into engineering and construction careers — leaving a lasting legacy beyond the build itself. 

Environmental considerations were also central to delivery, with careful planning required to manage works across a 70-acre greenfield site, ensuring protection of the surrounding environment throughout construction.
