Delivering high-performance engineering services for a landmark commercial development.

Creating a world-class business environment in the heart of Manchester 

NG Bailey supported the delivery of No.1 Spinningfields, a flagship commercial development for Allied London and a key part of Manchester’s premier business district. 

The 20-storey building provides over 260,000 sq ft of Grade A office space, alongside high-quality amenities including hospitality, retail and a rooftop restaurant. Designed to achieve BREEAM Very Good, the development sets a benchmark for flexible, modern workspace in a highly competitive commercial market. 

Delivered in collaboration with BAM Construction, the project required a coordinated and forward-thinking approach to engineering services to meet both architectural ambition and operational performance requirements. 

Delivering complex MEP services within a constrained city centre environment 

NG Bailey delivered a £14.6m mechanical and electrical services package across the development, supporting both tenant and landlord requirements within a high-rise structure. 

The city centre location presented significant logistical challenges, including restricted access, crane coordination and tightly managed delivery schedules. In addition, the vertical nature of the building required careful planning for pressure testing, service distribution and installation sequencing across multiple floors. 

Close coordination with BAM and the wider project team ensured efficient delivery, maintaining programme certainty while working within the constraints of a busy urban environment. 

Using offsite manufacturing and BIM to improve efficiency and quality 

Offsite manufacturing played a key role in the successful delivery of the project. Prefabricated riser modules and four-pipe fan coil modules were manufactured offsite, improving installation speed, reducing on-site labour and enhancing safety. 

The adoption of press-fit pipework systems further streamlined installation, minimising hot works and improving programme efficiency. 

A fully coordinated BIM approach was used throughout, ensuring that all services were accurately integrated within ceiling voids and complex structural elements such as castellated beams. This reduced clashes, improved buildability and supported a high-quality finish across the building. 

Collaboration driving long-term value and future opportunities 

The project brought together multiple NG Bailey divisions, including offsite manufacturing and IT Services, which delivered the landlord’s IT network. 

The success of the delivery strengthened relationships with BAM and the client team, contributing to future opportunities on complex, high-rise commercial developments. In addition, NG Bailey’s Facilities Services team secured a £1m maintenance contract, ensuring ongoing support for the building’s operation. 

Social value was also delivered through the project, including the involvement of more than 30 apprentices and local work experience placements, supporting skills development within the region.
