20 years of continuous improvement
At St Johns Shopping Centre, maintaining performance is about more than keeping systems running, it’s about evolving the estate over time to meet changing operational, environmental and community needs.
Our partnership with the centre spans over 20 years, reflecting a consistent focus on delivery, trust and continuous improvement. As the facilities services partner, we lead the full planned preventative and reactive maintenance programme, ensuring the smooth and efficient operation of the retail environment.
Over two decades, both the estate and the facilities management landscape have evolved significantly. Through close collaboration with the client, we have adapted to new technologies, changing legislation and increasing sustainability expectations whilst supporting the centre in maintaining performance while continuously improving how it operates.
This long-term approach has been reinforced through the recent contract extension, demonstrating not only the strength of the relationship, but our ongoing commitment to delivering measurable value across the site.
Delivering reliable, responsive operations
Operating a busy retail environment requires a delivery model that is consistent, responsive and aligned with both tenant and visitor expectations.
Through a dedicated on-site team and integrated supply chain, we deliver mechanical and electrical maintenance across the estate, ensuring systems operate safely and efficiently with minimal disruption.
Beyond core delivery, we have supported the centre in driving additional commercial value. This includes identifying and enabling new income-generating opportunities through electrical infrastructure improvements, contributing approximately £50,000 per annum through commercialisation initiatives, as well as supporting projection advertising infrastructure generating a further £150,000 annually.
At the same time, efficiencies have been achieved through increased self-delivery and workforce upskilling, reducing reliance on subcontractors and delivering cost savings without compromising service quality.
Driving environmental performance through data and innovation
As expectations around sustainability continue to grow, our role has expanded to support the centre’s environmental and ESG ambitions.
Through initiatives including LED lighting upgrades, BMS optimisation and ongoing energy monitoring, we have supported a 55% reduction in energy consumption across the site over the past five years.
We are further enhancing this through the implementation of Core Connect, an IoT-enabled platform providing real-time insight into energy usage, temperature, CO₂ levels and system performance, enabling early identification of inefficiencies and more informed operational decisions.
This is complemented by regular engagement with our sustainability specialists, ensuring that energy performance, carbon reduction and ESG priorities are embedded into operational delivery. Through structured ESG strategy sessions and ongoing performance reviews, we continue to identify opportunities to improve efficiency and reduce environmental impact.
Recognising environmental excellence
Our focus on energy performance and sustainability has been recognised through the Green Apple Environment Award, awarded to our on-site electrical technician for outstanding contribution to energy monitoring and optimisation.
Through proactive monitoring of building systems, regular analysis of energy data and targeted adjustments to plant and lighting controls, measurable reductions in energy consumption have been achieved across the site. This recognition reflects not only individual contribution, but the wider culture of ownership, accountability and continuous improvement embedded within the team.
Supporting the community beyond the estate
Our partnership extends beyond the physical operation of the centre, contributing to the communities it serves.
Initiatives such as on-site beekeeping supports 180,000 bees, and educational “Life of the Honey Bees” sessions with local schools demonstrate how sustainability can be brought to life in a meaningful and accessible way. The honey produced is used within the local community, reinforcing the connection between the estate and its surroundings.
We also support a range of community and wellbeing initiatives, including volunteering activities, sustainability events and engagement programmes focused on education, social value and workforce wellbeing.

The renewal of our contract reflects a shared commitment to the future, focused on financial certainty, energy management and continued ESG progress.
