At Wellington Place, one of the UK’s leading commercial developments, delivering building performance is not defined by design intent but by how assets operate in reality.
Working in long-term partnership with CBRE, we provide mechanical, electrical and fabric maintenance services across the estate, supporting its evolution from initial engineering delivery through to a fully operational, high-performing workplace environment. As the estate has expanded, so too has our role. Transitioning from a mobile delivery model to a dedicated on-site team we’ve enabled greater consistency, responsiveness and control over performance.
Our focus goes beyond maintaining systems. We are actively driving how buildings perform in use, supporting Wellington Place in achieving industry-leading sustainability outcomes, including 11 and 12 Wellington Place being recognised among the UK’s most sustainable office buildings and the first outside London to achieve a 5★ NABERS Design for Performance rating.
From design intent to real performance
Traditional building ratings often rely on predicted performance, creating a gap between how buildings are designed to operate and how they actually perform once occupied.
NABERS changes this. By measuring verified, in-use energy performance over a 12-month period, it provides a true reflection of operational efficiency—setting a new benchmark for transparency and accountability across the built environment.
At Wellington Place, this shift has been central to how buildings are managed. Rather than a “design and handover” approach, performance is continuously monitored, measured and improved, ensuring that sustainability targets are not only met, but maintained over time.
A data-led approach to energy performance
Our in-house energy specialists play a key role in this process, using detailed analysis of building performance data to identify optimisation opportunities and drive continuous improvement.
Through advanced BMS analytics, targeted interventions and close collaboration with on-site teams and specialist subcontractors, we are able to enhance asset efficiency and lifecycle performance across the estate. This data-led approach ensures that issues are identified early, systems are fine-tuned and performance is consistently optimised.
The results demonstrate the impact of this approach:

10.5 million kWh electricity reduction

Real-time energy monitoring, granular metering and regular performance reviews enable continuous optimisation, ensuring that performance is not assumed but proven.
Importantly, NABERS is not a fixed certification. It requires buildings to demonstrate sustained performance year after year, reinforcing the need for ongoing management, collaboration and accountability.
